Home Inspection

 You found the house of your dreams! It has everything on your “must have” list and it looks to be in excellent condition. But appearances can be deceiving and to make sure you have a clear picture of what you are buying, you should get the property professionally inspected. In fact, you should make your offer contingent on an inspection.

A home inspection is a homes “ report card.” It is a visual exam of the structure and systems of a house and details any problems with the property. The three main points of an inspection are physical condition, items in need of repair or replacement, and the remaining life of major systems.

You should make sure the examination includes the following:
● Electrical system
● Plumbing system
● Heating and cooling systems
● Radon detection equipment, if applicable
● Walls, ceiling and flooring
● Windows and doors
● Roofing
● Foundation
● Attic
● Insulation

It’s a good idea to be present during the inspection: you can ask the inspector questions, and the inspector can point out areas of potential trouble and may offer maintenance tips.

If the inspection has more problems than you are comfortable with, you can back out of the sale before the inspecction period, ask the seller to make repairs, or negotiate a better asking price. The seller is not required to make the repairs but you can use any problems identified in the home inspection to bid lower. 

To hire an inspector, get recommendations from your Realtor, friends, others who have used them, or check the phone book under “Home Inspection.” Be sure to ask about references, memberships in professional associations, professional training, and experience. The most important thing is that you hire someone who is a license inspector.
